Picture living in a master-planned community where instead of a pool, gym or amenities centre, there are farming programs, community garden plots and weekend farmer’s markets. If that’s not all, a community within walking distance to Boundary Bay Regional Park, where you can walk the Dyke Trail or meander along Centennial Beach.
Welcome to the most highly anticipated master-planned community in Tsawwassen – Century Group’s Southlands. The veteran award-winning developer was looking to build a neighbourhood, not just homes, and its president Sean Hodgins had a personal connection for wanting one that celebrated and preserved farmland.
“Both my parents grew up on a farm and I spent holidays on my grandparents' farm,” says Hodgins. “I have a real appreciation for agriculture and I think it’s really in people’s consciousness today.”
Two-thirds of the 537-acre plot at Southlands has been turned over to the community.
“More than 80 percent of the land is a dedicated mix of forest and 300 acres of agricultural land, which is part of the land reserve,” adds Hodgins. “I get jazzed knowing this land will only be used for agriculture … it’s important; it's part of our vision as a company to preserve it.”
At Southlands, all of the homes - estate cottages, townhomes, cottages framing common courtyards, country flats, and row homes- have front porches, encouraging that sense of community, where neighbours greet each other over their morning coffee, and where children can safely play outdoors.
“Rather than have garages up front, the focus was on the porches to connect residents with the community,” says Hodgins. “This community brings hometown values, fresh-grown vegetables and neighbours knowing neighbours.”
Among those moving in is Maureen Langen, who was attracted to both the vision behind Southlands as well as the gorgeous farmhouse-inspired homes.
Having sold her Steveston home, Langen was looking to buy a new home in a vibrant, thriving community. Living in an area where the farm-to-table movement is particularly strong, really appealed to Langen.
“I love the vision of Southlands, that connectivity to the farmland and creating a neighbourhood centre that integrates both residents and the farming community,” says Langen.
Langen purchased an Heirloom townhome in Phase 1, with a small yard that backs onto the protected woodlands behind. “I love the high-end finishes in the homes, the cathedral ceilings, and gorgeous kitchens with farmhouse sinks,” says Langen.
At the heart of the community is the Market District. When Southlands is completely built out (950 homes on 537 acres over the next nine years), it will be home to craft-style businesses, including restaurants, artisan shops, a Market Square for fresh produce, open-air performance space, and community gardens.
Southlands Discovery Centre, situated at 6388 Market Ave., Tsawwassen, is open daily from 11 a.m. to 5 p.m. by appointment only. There is still a great selection of homes available in Phase 1.
